How Do We Get Started ?

STEP 1 

Contact us via phone or e-mail. Let's talk about your project and see if we can be of service.

 

STEP 2

E-mail us a preliminary site plan of your project or a written description of the project including the size of the property and the governing municipality that the project lies in for permitting purposes. 

 

STEP 3

We will promptly e-mail you a simple 1 page "flat fee" proposal to provide you with the design services / plans you need.

 

STEP 4

E-mail us back the signed agreement and necessary AutoCAD site plan and we're good to go.

 

STEP 5

We will go forward and complete all of the necessary designs / plans and e-mail them back to you as Pdf files and/or AutoCAD drawing files.

 

STEP 6

We will send you all invoices via email.

Frequently Asked Questions

How do I know I'll like the design? 

Trust us. You will. We've never had a client complain about our designs. In fact most say they are the best they've ever seen. If you're still concerned we can talk about it as we get into it and send you progress sets for your review so you can be confident we're on the right track.

 

What if I want changes to the design?

Minor changes are common during the design and review process and are typically covered in our "flat fee". If, however, larger changes are requested due to purely aesthetic reasons or if the site or building footprint changes in the middle of the design project or after the project is basically finished, we reserve the right to request or negotiate a reasonable addition to the originally agreed upon fee. 

 

What if your design doesn't get permit approval?

We guarantee municipal permit approval as part of our agreement. You won't have to pay for any design changes to achieve permit approval.

 

What is the payment schedule?

Most, if not all, of our existing clients simply get 1 invoice for the amount agreed upon for that particular service when we send them a completed set of plan drawings. If you are a new client that we've never worked with before or you take an inordinate amount of time to pay your invoices we may request payment up front before we can commence with your work.

   

How long do I have to pay?

Most of our clients pay within 30 to 60 days of invoicing. Some of our older clients may take as long as 90 days. All we ask is that you make the effort to pay us as soon as is reasonably possible. Invoices over 60 days past due will be subject to 5% interest per month.

 

Do you take credit?

At this time we do not accept credit cards. We do accept checks, cash (U.S. dollars), money orders, gold, silver, real estate and certain S&P 500 stocks. 

 

How much do you charge for your design work?

All project fees are unique to that particular project and what will be required to complete that project. Historically speaking, however, we can say that most small commercial projects (i.e. 1-2 acre Bank or Retail) start at $1995, office / ware-

houses start at $2750 to $3750 and include landscape and irrigation designs. Please keep in mind that these are starting points and not average fees. Your project may run more but it doesn't cost you anything for us to give you a proposal. You can rest assured, though, that our fees are the most affordable that you will find and are often half of what our competition charges.

 

What is your Work Zone?

Our work zone is the entire State of Texas and Louisiana including Houston, Austin, San Antonio, Dallas, the Rio Grande Valley, west Texas "and all points in between". We do select residential designs all along the Gulf coast from Texas to Florida. We have done commercial landscape and irrigation designs in Belize and The Bahamas and are currently seeking more projects in Central America, South America and China.
